Look at the whole monthly cost
Two homes with the same list price can carry very different monthly costs once taxes, insurance, HOA dues, and any community assessments are added. Compare the full payment picture, not the sticker price.
Property taxes in Florida can change meaningfully after a sale, since the assessed value resets for the new owner. Budget from the projected number, not the seller's current bill.
Commute, schools, and daily reality
Drive the route you would actually take at the hour you would actually take it. A neighborhood that looks close on a map can feel different during Tampa rush hour or during seasonal traffic.
Age of the home
Roof age, electrical panel type, plumbing material, and prior permit history all influence insurability and, occasionally, loan eligibility. Your inspector and your insurance agent are the right people to ask, and the answers are worth getting before your inspection period ends.
