Insurance is part of the loan conversation

In Florida, homeowners insurance is not a formality you handle at the end. It affects your monthly payment and, in some cases, whether a property works for your budget at all. Get quotes while you are still in the inspection period, not after.

Ask specifically about wind mitigation and the age and condition of the roof. Those details often shape the quote more than the purchase price does.

Flood zones and elevation

Parts of the Tampa Bay area sit in designated flood zones. Lenders require flood insurance when a property falls in certain zones, so confirm the designation early and factor the premium into your payment estimate.

Condos, HOAs, and CDDs

Many Tampa-area communities carry HOA dues, and newer developments may also have CDD assessments included in the tax bill. Both count toward the payment underwriting reviews, so bring the documents to your loan originator as soon as you have them.
